It should not be forgotten that to have an attractive, high-quality, and warm log house or building, it must be constructed following proper technologies, applying structural solutions and joints. Specific work stages and the interaction of their joints must be observed. All the above-mentioned advantages manifest only after the complete and unconditional execution and control of all complex works. Good results can be enjoyed when the work is done diligently by specialists under strict supervision and technical oversight. Both the client and the contractor must feel responsible, and proper communication etiquette must be maintained…
Here, one could also emphasize the same culture of communication, as well as the overall preparation and approach to the entire process: whose priorities are what, who is responsible for which tasks, and what competencies each party has during the project design phase and throughout the construction process. From practical experience, it is important to note that when a Lithuanian resident decides to build a log house, they often commission the project from an architect without checking whether that architect has experience designing such buildings. The same applies to the contractor. The contractor should not be just a businessperson but must understand the entire sequence, how all stages of work interact with each other, and be aware of operational properties. In short, a practitioner who has learned from mistakes. The architect should have carried out authorial supervision, observed all the details on-site, discussed, analyzed, and made specific decisions on how to execute each joint, while communicating with the builders and craftsmen. Mistakes or lack of knowledge certainly exist, have existed, and will exist. The best work, project planning, and construction are carried out by companies with long-term practical experience – this is a fact. Money is not the first priority. Another crucial aspect is an initial, highly accurate estimate, i.e., the total estimated value of the project. The more precisely this is calculated and documented in the contract annex or estimate, the fewer disputes will arise during the process. Owning a log house is partly a matter of prestige. We acknowledge that the majority of log houses are country-type homes, rural tourism cottages, saunas, guesthouses, and similar structures. The introduction of modern energy efficiency requirements is important, but it has a significant impact on the broader horizon of log houses. Of course, log houses will not disappear – people have built, are building, and will continue to build them. However, what about those who want to build a log house as a primary residence? Preventing or overly regulating the use of a log house as a dwelling is unfair. We believe that a legal framework should exist allowing a person who wants to live exclusively in a log house to legitimize it. This could apply to rural areas, isolated homesteads, lakeside plots, scenic forest edges, or protected territories. Currently, if a plot is zoned for residential use and a person wants to build a log house, they often cannot legally register it as a residence, regardless of its location. We believe this issue should be resolved at the national level, not the European level, as Lithuania’s landscapes are ideally suited for such housing, and the desire is not only for leisure but for full-time living and being closer to nature. Therefore, a compromise must be found.

Basic Log Building Kit

Preparation of Project Documentation – adaptation of an initial or conceptual project, or preparation and layout of a new individual project. An integral part of the project includes structural drawings and technological joints.
Foundations – various types, insulated and waterproofed, installed according to joints typical for log buildings. Foundations protect the future building from thermal bridging, dew point, and condensation. Installation of drainage.
Engineering Networks – sewer and water supply pipelines, electrical and low-voltage systems. Installation of underground rainwater drainage.
Building Walls (Logs) and Structural Kit – creating different types of joints (log intersections) and cutting and removing grooves, wall construction from logs of different profiles, insulating material between logs, hardwood wooden pins, galvanized seated screws, and fittings. For the log building structure and all components, the wood moisture content, avoidance of longitudinal log joints, unrestricted log movement relative to rigid vertical elements, and accuracy of log joints are essential.
Roof Structure – primarily designed to evenly distribute vertical loads transferred from the roof covering structure.
Interfloor Ceilings – installation of log building ceilings between floors is performed so that structural parts do not interfere with uniform settling and constant movement of the building, and no gaps or unevenness of ceiling panels occur.
Floors – various types of first and second floor constructions and coverings. The first-floor construction is installed to prevent thermal bridging, dew point, and condensation. This is an integral part of the foundations.
Roof – installation of supporting structures for various types of roof coverings, installation of the roof covering itself, battens, and building facade rainwater drainage system.
Windows – selection of window manufacturers through tendering. Window installation control defining conditions typical for log building structures and vertical compression.
Doors – selection of door manufacturers through tendering. Door installation control defining conditions typical for log building structures and vertical compression.
Log Surface (Wall) Treatment – planing/sanding and priming/impregnation/painting of interior and exterior logs. Sanding and impregnating log ends (joints). Prevention of blue stain fungus.
Terraces, Canopies, Beam Structures – production and construction of terraces, roof, and various other log structures (building components). All construction-grade sawn wood treated with antiseptics and flame retardants.
Additional Equipment and Interior Finishing Works – stairs, fireplaces/stoves, electrical installations, interior plumbing with internal piping, architectural lighting, and all other elements must comply with technical requirements for such buildings. As per agreement.

The Most Important Quality Criteria for a Log Building:

When designing and constructing a log building, all wall movement limits must be accounted for, considering the tensioning, compression, settling, and other fastening elements used. Load-bearing walls are designed and installed to evenly withstand horizontal and vertical forces acting on the structure. Log building constructions located above horizontally laid logs must have as many support points as possible to evenly transfer vertical loads to all lower log walls or partitions, with spacing determined through engineering calculations. Stable constructions that are not adapted for deformations should allow for settlement and movement of flexible components. When designing, constructing, and installing a log building, potential structural deformations must be considered, accounting for settlement. Settlement requirements must be applied to all building components or elements that do not settle on their own.
